Richborough is bringing forward a planning application to build new and affordable homes at St Pauls Cray, Bromley. The plans include:
Up to 130 new homes will be built, of which 50% will be affordable
High-quality materials that reflect the local area
Access will be improved to the local centre
Public footpaths through the site to make it easier to reach Main Road
New play areas for the local community
More planting and greenery will be added around the edges of the site to support biodiversity and help wildlife move through the area
The site will include basins, swales, and rain gardens to help manage rainwater naturally, as part of a wider sustainable drainage system (SuDS)

Background
About the Site
The site currently sits in the Green Belt but some parts of the site, such as a run-down outbuilding and overgrown vegetation, make it look neglected. The site is also not peaceful because of nearby houses on Chalk Pit Avenue.
Although the trees provide some enclosure, the site still feels influenced more by surrounding development than by nature, so it does not feel very secluded. It has no known historical or cultural importance and is not used for recreation, as it is not publicly accessible and has no public footpaths.
St Mary Cray and St Paul’s Cray are situated close together and provide a good range of local amenities and services, including primary schools, shops, supermarkets, parks, and community facilities. The area also benefits from strong public transport connections, with St Mary Cray railway station and local bus routes offering access to central London and surrounding areas via Southeastern and Thameslink services. Together, the neighbourhoods form a well-connected, sustainable, and largely self-sufficient community.
